Reference Plan
A reference plan (commonly known as an "R-Plan") is a specialized cadastral plan of survey in Ontario that describes and illustrates newly created or consolidated parcels of land. They are essential for legal processes involving the severance or consolidation of land parcels, easement creation, expropriation processes, among others, and are eventually filed & deposited with the Land Registry Office, becoming part of the public record.
Essential for
-
Subdivision of Land
R-Plans are often used to divide a larger parcel of land into smaller lots for development or sale.
-
Parcel Consolidation
R-plans are completed when the owner of two adjacent parcels of land wishes to consolidate them under one PIN.
-
Registration or Deletion of Easements
Easements, rights-of-way, and other interests are clearly defined and registered using an R-Plan.
-
Development and Planning
Municipalities and developers use R-Plans to ensure land development conforms to zoning bylaws and planning regulations, including registering new parcels of land for Plans of Subdivision (parks & designated green space, utility easements, construction easements), and throughout any Expropriation process.
